Tell me when they held title. Make yourself clear. You are implying they held title from the start, I think. Show me where that is known. A quote from an authoritative link?

If you show me it was put in their name from the start, even though you report they were expected to pay rent with an option to buy(however you reconcile that???) from the beginning, it would seem we have a loan of some sort, not a gift. If this "gift" was intended to be paid for by the Reagans from the start, as you say, and it indeed was ultimately paid for...it cannot be a gift, merely a loan. You know, loans are where you have to pay interest, as they apparently did..
