I for one would like to see some discussion regarding this. The Japan bubble was a combination stock and real estate. After the equities began to tumble so did real estate.

Will this US equity decline lower the previous "wealth effect" enough to dramatically impact the real estate market? Falling mortgage rates seem to offsetting any effect so far...

I would like to hear what folks on the West Coast, East Coast, North West, South East, Mid West, South West and of course "North Texas" area have to say...<g>

What are you seeing, what are you expecting and when? You real estate professionals and loan officers be sure and chime in here...
