Consumer spending is driven by income and stock market. NOT by equity in the house. Most of the people do not touch equity as it is roof over their head. Once you loose roof, you are in for big trouble. In california, demand is still high and employment is high, so I would expect real estate to remain stable for a while. If we do get, hard landing then the real estate will also crash.
