Is it so effective that it is worth this risk? Has anybody actually studied this, or is it just "common knowledge"?

Do you know why there is zoning? Do you know what American cities were like before and after the transition into the 20th Century. There were so many inconsistent uses on top of each other...belching factories next to people's homes.

What we take for granted now was not the case back then. Imagine you live in a suburban subdivision and smack in the middle where there is cul-de-sac with a house currently, they tear down the house and put in a gas station or afertilizer plant in its place. That happened all the time back then.....and in some places it still happens.

Is zoning the perfect cure all? Not at all...changes are being made all the time. Many cities are going back and amending laws to permit first floor retail in apt bldgs on commercial streets. Others are allowing outdoor cafes. This is all in the effort to make our cities better places to live and work.

Can't help it if man is by his/her very nature corruptible. Life sucks and then you die.
