Big Bull One thing I learned over in Hawaii this past January was that the Japanese year end ( March 31) is the time frame one has to do any buying. Friend was over there looking at some apartment and hotel stuff for an investment group. How it goes as I understand it is they will take a bath on most anything up until that date(March 31) after that the stuff stays on the books until next year if need be. FWIW both of the properties this investment group looked at they passed on. They were ready to play though. Should be interesting. Best
