Hi Pat,

I am not closing. To replace the carpeting and tile underneath and
other stuff would run over 10k. Not sure it needs new stuff. Inspector has told me the real risk is the rotting in 6 months. You cant see the damage now. The problem is future rotting. May rot,
may not rot. different opinions on damage from different inspectors
as well.
