Hi Tom, I even got to unload 44 shares of CEI yesterday. It's rough to give up the nice 11% dividend, but you do get three years worth of dividends as capital gains ahead of time. I'm also pretty certain that sometime in the next 2 or 3 years real estate wil go out of favor and I will be able to buy the shares back and increase the dividend again. Bernie
