Ed, home equity has declined in spite of rising prices - why? home equity loans for consumption and stock market " investments" . How many buy and hold for the long term equity investors do you know whose portfolio net worth has not declined? I know quite a few guys who were heavy into tech who are down 50-60 % from the peak last year. Mike
