cb, timing is equally important. if you get both right... get ready for a ride.

i haven't seen the data that *proved* i was wrong in my original assertion. i've seen data that indicates household affordability may be higher in some areas when accounting for interest rates (but probably not increased real estate taxes, income taxes, ss taxes, etc).

perhaps you were a tad harsh in your original assessment.
