Don't get me started on section 8. You can lose more value in a year of renting section 8 than you can possibly recoup in rents, just from the damages. The landlords here in the city who do section 8 are the slimiest. They never fix anything, they buy distressed housing and then rent it close to as is and allow it to deteriorate to the point where it is unrentable and then they abandon it to the city to deal with. A really instructive lesson is to go to an inner city rent court. You'll see landlords names mentioned over and over, for violation after violation. Nothing is ever done to these guys and HUD makes the whole scheme possible. The flip side is if you happen to be a responsible landlord and keep your property up, then some tenant comes in and trashes it. The most Section 8 will give you is a months rent and that's really no different than a security deposit.

Section 8 is probably the single biggest reason real estate in the inner city is in the decrepid state it is in.....financed with your tax dollars.

I have a friend who is a section 8 housing inspector. He came up with his kids one time and we had a camp fire going down by the stream at my house that night. We decided to tell scary stories for the kids. I couldn't think of one. So my friend decides to tell scary stories from his inspections. The kids got so scared we had to bring them all back up to the house. -g-
