The effect of the lay-offs has not run through yet. I think we'll start seeing the signs of this over the summer. In the meantime, the homebuilding info is biased. If you look in the higher priced areas of Calif. the effect is already starting to take place as more pricy homes are coming onto the selling block. Towards the summer we'll start seeing more homes for sale that are in the mid to lower range as the lay-off and unemployment effect starts to appear. Business real estate availability is also increasing.
