it's interesting.

since the last post the disc and fed funds rate was cut by 50bp but the mort rates on bloomberg.com actually went up.

so here's the data:

15 yr : 6.31

30 yr : 6.79

i think there will be another rate cut on may 15 .. probably about 50 bp imo.

so .. what's up with the increase in morts with a cut in the fed funds ?

some people say that this is happening b/c they forsee a turnaround in the us economy sometime soon.

time will tell.
