Bob,
AIV appears to have good management that has grown FFO at an incredible rate: 3.42 in 1998 4.08 in 1999 4.81 in 2000 and projections near 5.46 this year.
They have taken on a lot of debt. If there #'s are real, which they appear to be, this stock is a steal. I am suspicious of something and keep a minor position, but I certainly don't advise against it.

I feel safer with EQR and try to buy every time near 50. I can't promise that it's FFO will grow near as fast as AIV.

AEC is a dog REIT that is probably turning the corner. They had dropped FFO from 1.89 to 1.45 to 1.27. If they come in around 1.34 as projected earlier this year, it is a steal under 9 with a dividend starting to get safer and yielding 11%+. I will try to pick up some around 8-1/2.
TCR is the only other apartment with a double digit yield and it hasn't grown FFO in a long time.

CLI has dipped into buying range. PP was there also, until they announced a significant dividend increase. RA is likely to raise it's dividend also (they announced the increase June 14th last year.)

Buybacks announced in the last week include : HIW PSB and TZH
