If you are looking for foreclosures, remember a vultures best friend is patience.

If you can wait about a year maybe even 2 yrs, my guess is you should do better then 70 cents on the dollar (i.e current house prices)

May I suggest you look at some one trying to avoid foreclosure? I was stuck in that corner about 10 yrs ago and a good deal was done all around. It took patience and good will though -g- If you rent the property you have some things going in your favor (probably.. depends on the state) into the foreclosure sale... just a suggestion.

60 to 70 cents on the dollar should do it depending where you are looking.
