Mike Great post for a Yank <GG> I agree with you, looking back to your comment RE: the Japanese [ show a tad bit of respect! <g>] their demographics are ten years ahead of the Americans. However, having personally spent a great amount of time over there recently I believe there is an amazing opportunity for Westerns to help them in international markets, and real estate a possible great return [was it Morgan or Merrill that reported two weeks ago they will invest heavily in Commercial Real Estate in Tokyo over the next five years??] Love the US, however, find the general mentality so unaware of international markets let alone State to State very sad!!!
