data from bloomberg.com

current 6 mos
15 year mortgage 6.37 6.75
30 year mortgage 6.84 7.03

i am looking for a 25 bp cut on june 27 in both the discount rate and the fed funds rate putting them at 3.25% and 3.75%, respectively.

interestingly, the yields on govt notes and bonds are dropping a bit. this is contrary to what they were doing in the last month and a half or so when the fed was cutting and the mort rates weren't being affected.

i know why this is. the bond traders don't see a recovery as soon as thought and they are hearing reports of low to no inflation despite rate cuts.

so i am looking for mort rates to drop a little bit more after june 27.

we will see.

everything i wrote above is only a guess.

do your own due diligence.
