I think you're right about that. My wife and I are seeing it here in Atlanta. We rent modest houses, that are fixed up nicely. We just happened to have 3 vacancies at the same time. Usually, it's not a problem to get them re-rented. This time, we've had a harder time. Got two rented, still working on the third.

We were thinking that we just havn't tried hard enough until we saw a big article in last Sunday's paper about the high vacancy rate in the apartment complexes here. So it's not just us. That's some consolation... But, it also means that it's going to be hard for us to raise rents.

Property values are still rising, and the tax assessor doesn't mind raising his valuations...

One thing we've noticed that we're seeing more tenants come in as 'roommates' rather than as single adults or even as 'couples'. (Hell, nobody gets married anymore!)

So, things are getting a little tight at the margin.
