In Y2K, on average, home equity actually DECLINED, despite record home ownership!

Are you saying average home equity declined in Y2K? If you have record home ownership, of course home equity declined on average. Just think, when was the equity in your home at it's lowest point? For most people it is the day they go to settlement. If we have record numbers of new homeowners and a lot of people buying move up homes the ratio of equity to loan value falls.
