The Foundation for the Study of Cycles determined that real estate follows a 18 year cycle in the US. The last real estate topping occurred in the eighties for many parts of the country, but it was a rolling top. In Texas it began around 1983. Building cranes were everywhere in the major metropolitan areas of Texas.

Of course all owning real estate in Texas at that time know what followed....the Resolution Trust Corporation.

1983 + 18 = 2001
