Hey Sponge,

Dosen't appear to be happening here in Maryland; yet?! The most amazing thing I seen in a long time is the revitalization of an area in Baltimore, City called Canton. A bunch of 2-3 bedroom townhouses built from turn of the century to about 1920's as recent as 4-5 years ago you could buy these houses for 15-25,000 each. The yuppies came along, and the ones that have even the slightest chance at a waterview of Baltimore's Inner Harbor are now fetching prices as high as 600K!!! Baltimore City is practically bankrupt; this bubble will have a local impact.

Best Regards
