Just one more data point, FWIW. Sold my Washington DC area home four months ago at full price the same day I put it on the market. I didn't even have to list it, and there were almost no properties listed -- by the time they listed, they were already sold. I might have gotten multiple offers if I had waited, as others did, but didn't want to get greedy.

Over the next couple of months I began noticing a few, then more, "for sale" signs, but still the homes sold after a couple of weeks at most.

Six weeks ago, just a couple of blocks away, a similar home as mine went on the market, and has been having open house on weekends without takers. It has now gone up for rent.
