having dealt with REITs before, I do give them credit for being smart but for different reasons. They are much smarter than I am in using OPM with little discretion to the deals they strike. They are famous for over paying. Diversification is often a coincidence rather than intent.

However, you are correct. REITs do pay cash and while their cash flow may be diminished, they do have little risk in actual defaults.

After doing some preliminary research this weekend, it appears there may be better pickins in the area of mortgage insurance such as RDN and MTG, or in actual lenders such as WM and GDW.
