Just got back from an open house, for a house a block away, by the same builder, same floor plan, same everything, almost, as the one we bought 10/99 for $265K. We were the first visitors (at 2:30!) - the realtor gave us the scoop on the local market. The other one just like ours a block away in a different direction sold in June for $369K. The one we were in just dropped the asking price from $415K (in March) to $375K. The realtor thinks she could have got the $375K in March, but not sure she can get it now. The people that were trying to sell the rambler next door to them for $345K - which was ridiculous - took it off the market after 4 or 5 months. I know they were planning on building a bigger house in Fairfax Station, but guess they changed their mind.

The realtor said the market is slow, especially for July. Also, people want updated kitchens and updated floor plans already in place, they don't want to do it themselves. So the 70's style kitchen cabinets are a turn-off.

I think houses are selling, but it's switched back to being a buyer's market - prices are starting to go back to more in line with where they were a couple of years ago.
