Joe, I have heard this thought many times and I can not understand why. I know there are property leases open, but anyone in the position to act on these are probably well aware already of the potential. Perhaps someone thinks they can snake BEA property away? Doesn't seem likely, even if it takes a year to complete this project. At this point, I can't anyone stopping us too long. So, to what end? I don't know. Tom
