One thought...depending on your area, and if it is a "buyers market" or "sellers market", you might be able to buy a bigger home, and have the seller "finance" the loan, or a secondary loan at a better rate?

In our area, most of the people moving out of bigger homes (downsizing...) don't really need all of the money immediately, and financing part of the loan might be a win/win for them and for you.

I know that when interest rates were really high, this seemed to be a common agreement between buyers and sellers.
