Mag, OT- Best of luck in your purchase. Don't go in to the negotiation table too excited about buying, now. Those brokers can read an eager buyer if you aren't careful. <g>

Play it like it's a business transaction. If there are no other bidders- it's usually best to stall. The further it gets into late summer and fall, the more eager the sellers get, in my experience.

Of course, if the market is hot- you can't take that angle- and you have to put a serious bid in. An awful lot like
buying a large stock position, except that it can't be split up into share blocks. <ng>
