30 year fixed here is 6.75% without points, 15 year fixed is 6.1%, 1 year ARM is 5.5%. I think we're going to see even lower.

If we refinanced now, we'd save about $35 a month. Love those on-line calculators. You can input tax rate, closing costs, savings rate, everything it takes to make a rational analysis for the math impaired (me). In 1998-1999, when we were looking for this house, the on-line calculators were not so sophisticated.
