I think a 9% return from this point is not only do-able, but likely for a long term investor. I don't feel that REITs are overvalued from a long term point of view. Short term, we may be heading into a recession, which isn't a great time to look for FFO multiple expansion, even though the FFO multiples are historically cheap. Some, like RPI and KE are trading more than 20% below NAV. These have lower dividends, but are more likely to approach NAV than trade at deeper discounts with time.
