Real estate has real value but even that is subject to what people do with it or around it. A good example is what happened to real estate in small towns when interstate highways were routed so they by passed these areas. A pacific island may look like paradise but it may have less value than a butt ugly commercial site sitting on the Dullas corridor. What makes my rural home worth what it is the proximity to a major US city and major interstate. I have friends in West Virgina with far more beautiful properties that are worth a fraction simply because there are no jobs near by. Put a high speed fiber optic line near by those properties and I'm outta here because the value of the real estate there changes significantly.
