Are we talking about residential real estate or commercial real estate ? or are we talking about the housing construction sector of the economy ?

The only way for there to be a collapse of the residential real estate market is for foreclosures to occur. Otherwise there isn't a bubble burst -- there's just a mild decline to flatness in real estate prices. Like in 1990 - 1991 when there were S&L problems and commercial construction problems.

Of course -- foreclosures would be bad news, cuz then not only does it hurt the housing sector -- it also pisses off the banks !
