If the 'bubble' in housing bursts, with the resulting rippling effect on the consumer and the economy, it would be hard to make a case that any REIT sector would be unaffected...certainly the retail, industrial, office ones would get hit the hardest.

The health and apartment REITs would seem to be the best place to hide under such a scenario. Their defensive characteristics would probably cause them to be good relative performers, and, they could even become market darlings, as such relatively high and safe yields will be much in demand under this scenario.

Apartment REITs would actually benefit if housing sales slowed dramatically, as tenants leaving to become home owners is the thing that hurts them the most.

I continue to believe most of the other REIT sectors are highly vulnerable at current prices.
