Another thing...everyone keeps talking about real estate as "an investment." Seems to me most you are what I term "speculators." I'm not a speculator, and neither are most homeowners. My house is my home, not an investment. The fact that it has appreciated substantially is nice, but not all that important to me. If I don't own, then I have to rent. I would rather own; it's that simple. When I retire, I will have a house paid for. That was my goal when I bought my first house and remains my goal. That is all I want to accomplish with homeownership. Everything else is just gravy.
