FWIW, I've been buying heavily

the midstream energy MLPs. They've been getting hammered the past two days. Getting back into old favorites that I had been selling off as they got pricey.

These businesses (energy transportation) will be among the very last to feel the impact of a worsening economy, if they feel it at all IMO.

8-10X cash flow for a quasi-utility paying out 8-9% sounds good to me with short-term interest rates rapidly heading towards 2%. Very comfortable for me to hold these.

Also looking for 10% yields on the RICs. REITS holding up well. Still lots of value in Healthcare REITS yielding a relatively safe 9-10%.

Disclaimer: I support my family soley with my investment income. Yield is near and dear to my heart. The case for yield as a fundamental business and risk-reducing matter is still lost upon most, I think. Would be happy to discuss if there's any interest.

Hope everyone's doing well.

Regards,
T
