Thanks for the answer Jay. I have a rather egoistic (huh? what's that;) reason for the question: my major cash flow drain are my mortgages and I'd like to position myself as well as I can for the eventualities - should I go for prepayment? Sit it out? rate swap? Sell and move down?

I think the rule of the game next 5-10 years will be :"It's your debts, stupid", or if you prefer the red side:"Read my lips, no debts".
