I have been contemplating a home purchase, but I believe time is not quite right.

NVR builders (as I am sure you know) has much of its business in Wash DC area. I watch it for clues to the future of local real estate market. Insiders are voting quite strongly as to what they expect local real estate market to do:

Also worth looking at is chart of NVR:

Change time frame to 1 decade and it looks like a tech stock in the beginnings of a crash, when Naz was at 4500. No chart that looks like that is sustainable. They all give back a large portion of gains, only question is when.

I agree that timing real estate is hard- nonetheless, given present conditions, I am content to wait. I am confident that lower prices lie dead ahead.
