Sold a house just south of Steeles in 77
I was still finding myself in 77. In fact I extended my teens through my late twenties which had its plusses and minuses as you might expect. I finally gave up the search though and got married in 85 LOL.

Lot values never really went down in that area, well that worked for and agin us. We were just north of Steeles and east off Younge. Location Location Location so we were lucky our prices held up much better. We almost bought next in Richmond Hill but got way more house and a big lot in East Scarborough near the lake for less dough, in a nice neighbourhood. Exactly because of that effect I don't think housing stats for North Toronto and most of York region are as a good a barometer of the economy as taking a much broader sample.

Anecdotally though in support of Swami's post I just bumped the user count on a software license for a home builder customer of mine in Vaughn as they have just added office staff and hardware (Last thing a builder adds :o) They only build north of Steeles so who knows.
