NHI reinstated it's dividend.
I don't think the .45 is the expected dividend, just the amount for this year to comply with 90% of taxable income.

They expect cash flow to be about $4 million per month.
Depreciation ran about $14 million last year.
This would leave $48 million minus $14 million = $34 million or so in earnings for 24 million shares. So the dividend may be in the 10% range next year.
