Home builders are somewhat like offshore drillers.

They always over build (greed) and there is a 1-2 year lag time between when the recession hits and when housing feels the effects?

As unemployment rises, it will start to take a toll on housing. Many corporations do there layoffs in the first part of January.

I feel as good with my shorts and the inside sellers feel with the cash in there pockets.
