Happy new year. Great to hear from you again.

I don't question your take on the technicals nor the fundamentals. I feel it is toppy also, but the action feels like it is climbing a wall of worry and will continue for quite some time. The thing that can support REITs at these levels, is the likelihood of double digit long term results for someone with a 5-10 year horizon, while many blue chips will attain that only with multiple expansion, so real estate is cheap compared to other investments. Since the REIT world is finite and relatively small newcomers wishing to chase yield and returns may end up here.
