How soon you forget. That was the time that the greatest speculative bubble in the history of real estate just burst and took down lenders, builders, homeowners and everyone else. Remember the savings & loan bailout?

There was much foolish behavior on the part of many smug people at that time. If you are looking for a repeat of that bubble and think this situation is repeating itself today, I would say it's not likely. There is very little speculative buying, selling, lending and churning in the real estate market today, because people remember what happened the last time.
