The demographics for urban areas 60 years ago are very different from now. At that time, people were fleeing the cities for the burbs. That trend has reversed and people are desirous of the city life. The empty nesters are
selling their suburban houses and moving back into the cities. I think it is important to define the megatrends and try to ride them, or at least have the good luck to choose the right hor(u)se. The next megatrend that I see is the baby boomer retirement movement. This has already started and it will bid up the desireable locations along the shore and in manageable cities and neighborhoods.
