<<You are confusing value (worth) with price>>

Not exactly. The difference between value and price is never confusing to anyone who sells real estate.

When a home is put up for sale, the initial asking price is generally determined by sales of comparable homes around it. What the home is WORTH is always in the eyes of the buyer, and many times this will depend on what the buyer wants, needs and can afford. If homes in a neighborhood are selling at similar prices, that means there are plenty of people who have valued the homes at a particular price level--it's worth it to them.

Problems arise when SELLERS confuse price with value---LOL, educating them about the difference is part of the challenge of working in the business. When people continually pass on a certain home and don't buy it, obviously the home is not worth the price.
