There was an article in one of the financial papers about
the number of stores KMart wants to close. These are anchor
stores in malls. When a mall loses it's anchor tenant, it is
in real trouble. Not only is there lost rent but traffic
to the mall drops drastically. The mall has to scramble to
get another anchor tenant. Easier said than done. Other
possible tenants know that and use it as a bargaining chip.
There was a KMart in a mall close by to where I live.
It shut down. It was like the mall died. Finally,they
got a Zellers. The small stores in the mall really suffered
and some didn't survive. I think buyers need to pay close
attention to REITs. I see recommendations that assume
contracts are never broken, never fail. Three months with
a drop of 40% in gross and a business is out of business.
