I am not adding any long term REIT positions at this time.
I am very patient when it looks like the economy may be weakening for real estate and willing to make just a few timely trades.
Out of favor sectors are going to have the best short term results. Any of the hotels that are less than 55% leveraged that are projecting FFO's that would give them a multiple less than 8 are very exciting, though with some risk. If FCH comes in with 2.20 - 2.60 in FFO at the bottom of the cycle and rebounds to $4.00 + in FFO within 2-3 years, then this will be a great bargain.
EOP will be stagnant for a while, but may be a good long term investment. EQR & KIM also. If any of these drop another 5-10%, then the prices are worth adding now. Buying a 1/3 position in some of the leaders is a good way to start a long term portfolio.

These are some picks and I wouldn't include PPS and maybe remove RA and PLD. Also, CUZ is one to time 6 months before construction starts to get hot again.
I also like GGP for long term though it may be high now.
