Don't follow what you are getting at. I am not an agent and don't need any kind of licence. The agents know me and know that I pay below the odds, but if they have a seller who wants cash now and is willing to accept a low price, they know who to call. Not sure what you mean by listings. I don't have any listings. Why do I need listings to buy? Anyway, I bought twenty something properties over the last 7 years using these tactics and have since sold all of them. The worst capital gain I made was more than a double and there has been a lot of rental income in between.
