Not your listings, the agents your using listings. I've never had a broker/agent that would offer half on a property unless it's grossly over valued. And would refuse to insult other brokers/agents with ridicules low ball offers. Most broker/agents in any given area know each other and hold opinions of each others practices.
Plus what broker/agent would advise a seller to accept such hog wash as to half the asking price?
Is this distressed/probate properties your buying on the court house steps for full payment up front?
I think your method is suspect.
