Step1, Many thanks for the Japan updates. Really incredible what is going on in Japan even a decade plus after their Real Estate and stock market bubble burst. I'm interested in finding the best books to read on their financial crisis. If you or anyone else has any recommendations it would be appreciated. I read an old demographic study some 15-20 years ago, the source is long lost to me, but one thing that stuck in my mind is a statement that study made. It said to watch Japan because what happens there (re demographics) would happen here 15 years later. I hope immigration and things have changed our demographics since then so it's not "Tic Toc" for the USA! Best Regards, Roebear
