I'd expect a huge rush to close over the next 2-3 months or so, especially since it's becoming obvious that rates are going higher. Tradelite on the RE Crash thread believes adjustables will take up the "slack" (if that's the right word here) in mortgage supply and there will be no downturn. I doubt it, but I'm not short any builders right now, either (am short a small amount of RDN and have a few FNM Leap puts, though).
