I wouldn't hold a mortgage either with those rates. What effect has that had on the price of houses? I find that the countries I've been in that don't have easily available and inexpensive mortgages don't have much of a housing turn over, people hold their houses in their family for generations. These are usually also countries that make it difficult or impossible for foreigners to own property as well.
