I agree that HIW is cheap compared to the rest of the REIT office market. They were paying out most of the AFFO 2 years ago when it was $2.59 or so, but at $2.98, the dividend is getting more secure. The thought a few years ago was that they had suburban offices and it would be easy for competitors to throw up more buildings and bite into their rents and vacancies would increase. This didn't happen. HIW has recovered from the $20.00 range, but suburban offices will likely always trade at a discount to class "A" downtown properties.

p.s. I would worry more about the AFFO payout percentage instead of FFO, but they are switching accounting again to some sort of adjusted EPS, so we'll have to see if that is useful.
